 Do You Have Enough Money to Buy a Home?

If you have $2,000-$4,000 to work with, I can usually get you in to a home that you would be proud to call your own.  Ideally, you should have additional savings for a Rainy Day Fund.  You need to have good credit and a stable job.  I will be a good steward of your money and place you in a home with a payment YOU are comfortable with.  In many cases, I can get some, if not all, of your initial investment back at the settlement table.  But, you do need the money ($2,000-$4,000) to get started.

  • Guide you through the entire home buying process, from finding homes to look at, to getting the best financing.
  • Make sure you don't pay too much for your new home and help you avoid costly mistakes.
  • Answer all of your questions about the local market area, including schools, neighborhoods, the local economy, and more.

Before You Start Looking For Your New Home:

  • Check your credit rating. Straighten out any errors before its too late.
  • Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
  • Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
  • Choose a REALTOR® that you trust and who understands your needs.
  • Determine what neighborhood best matches your needs.
  • Identify important features you need your new home to have.

Closing Costs to Expect:

  • Lender fees include charges for credit report, flood certification, appraisal fee, underwriting, PMI (private mortgage insurance) and voluntary point(s) to lower your interest rate.
  • Legal fees include title search & title insurance, doc prep, administrative and attorney fees.
  • Government fees include state & county transfer taxes, and county recording fees for the deed and mortgage.
  • Escrow and interest fees include homeowner's insurance, daily loan interest, and real estate taxes.
  • Inspections for the home, pest, radon, septic, well water.
